I am a high school teacher in Colorado and I am always looking to help young people get started in real estate investing or help in any way I can.

We love the area we are in, the schools, community. 

I graduated college in December 2020, and then bought my first house hack and started my job all in January!

In high school and college I started reading up on how to invest and how to build wealth, and it seemed that everyone with considerable wealth listed real estate as a source of income. 

I've learned it's typically not smart to buy the listed parks but instead send out mailers or dial for dollars or drive park to park (the most heavy lifting but certainly a great way to meet a lot of park owners and learn a lot about the business face-to-face, old school...

I own one student housing property and want to do more.Luckily student housing goes by school enrollment so hopefully they're are some good local colleges with too many students and not enough on campus housing so you can get your off-site student housing investment going.What's your plan on turning your SFH into a student house property, any rennovations? 

For me, I wish I would've purchased a copy of "Rich Dad Poor Dad" upon graduating High School and marching off to college with zero financial education.I'm curious if there are any investors, who invest passively in MFAs, who'd care to share what they would've done differently if given the chance at a "do-over"?

You can leverage stocks too....like I said, uneducated....comparing cherry picking leveraged houses in specific markets to a broad index fund...then get schooled that the index fund still beats that and if you cherry pick stocks and leverage them, RE can never come close to that kind of return.
