Keep hustlin my man & just sure you are consistent and continue to ride this wave of motivation and energy.

You just ride out the recession and re-evaluate when it corrects, and collect your cash flow all the way through it.

You will be paying for the renovation sooner or later......during that time, you will lose $$ from vacancy and the work, re-rent expenses etc etc etc..... that is a given.Eventually you will have to find another tenant and screen them and do your best to try and prevent the same situation....that risk will always be there....The cost of the renovation will increase the longer they are there....how much is difficult to predict....but it will cost more.....So do you want to deal with that $$ issue now, or ride this ship as long as possible before that bill is due to be paid?......

Jacob, the way i found mine was just riding around, finding the RV parks, and calling the owners asking if they wanted to sell.

Tar paper would be an acceptable moisture "membrane" as long as it is installed in a shingled fashion.

The property is just the vehicle your dcash is riding at the time. 

If you were graduating in 2012, I would say buy real estate, but we are nearing the top of this ride.
