You will be paying for the renovation sooner or later......during that time, you will lose $$ from vacancy and the work, re-rent expenses etc etc etc..... that is a given.Eventually you will have to find another tenant and screen them and do your best to try and prevent the same situation....that risk will always be there....The cost of the renovation will increase the longer they are there....how much is difficult to predict....but it will cost more.....So do you want to deal with that $$ issue now, or ride this ship as long as possible before that bill is due to be paid?......
