I know a 0% occupancy and even a 50% occupancy is extremely pessimistic, and again i am looking at properties that are already at or near 100% occupancy currently.

These were of course the extreme cases but I was amazed at the number of folks who would not pay child support for 7 years but pay $3,000 for a guided hunt, $2,000 for a sheep mount, but not pay $250 per month for his 2 kids child support.

The best (and more extreme) example of this was a crazy shrewd developer who sold a condo complex in bulk, then retained the parcel for the parking lot and other common areas in his ownership to sell to the buyers later (basically as collateral for the deal).
