I know a 0% occupancy and even a 50% occupancy is extremely pessimistic, and again i am looking at properties that are already at or near 100% occupancy currently.

I am a newer investor, however I am extremely motivated to market and get some great deals  under contract.Thank you!

Is there anything you overlooked, thinking it was of minor interest, that in the long run turned out to be extremely important?

@Will Barnard It is extremely rare to have a release of EM to a seller in Texas prior to closing.

These were of course the extreme cases but I was amazed at the number of folks who would not pay child support for 7 years but pay $3,000 for a guided hunt, $2,000 for a sheep mount,  but not pay $250 per month for his 2 kids child support.

Since the niece wasn't the tenant, and I'm guessing that evicting someone as painfully and extremely debilitated as the aunt (extreme arthritis?) 

My wife and I are extremely new to real estate investing, and we are excited to learn as much as we can.

However, I feel like I am extremely limited due to my financial situation.

The best (and more extreme) example of this was a crazy shrewd developer who sold a condo complex in bulk, then retained the parcel for the parking lot and other common areas in his ownership to sell to the buyers later (basically as collateral for the deal).
