The city parks here in Omaha are closed, however you can still bike, fish, exercise and use the trails in them.

I have not maintained these in quite few years but I found it to be a good exercise in helping me to obtain the knowledge to ballpark estimate maintenance/cap ex just on features.  

Trying to inflate the income to induce you to buy is a problem too. 

We have at least 2 of our very first residents that are in a nice equity position and I fully expect them to exercise in the upcoming few months. 

This was a good learning exercise for me.

I define what kind of ideal clients I want, my exercise levels, my time with friends and family, travel, etc. and then say NO to everything else.That keeps me on track for the life I want to live.

I would always exercise EXTREME caution when moving forward with unqualified tenants during this time.

if its tax once the option is exercised tax is due at that time..
