I have non-renewed in the past but with all the changes in laws I thought I would reach out to the community and see if somebody can advise on any gotchas or procedural steps I must take to non-renew my current tenant and stay out of trouble.Thanks.

I don’t see an easy path for you to reach 7+ rental properties unless you increase your risk/effort appetite.

I suspect there has to be somewhere investors can easily connect with existing wholesalers, so any insight or guidance on this would be great even if it’s a trivial answer.

Now, if I had to pay someone to do these things, that quote could easily double. 30k settings a little high, but I can see how some of the higher end contractors may want to charge that.My suggestion would be for you to keep the layout as close a possible to the original  can you do some of the work yourself?
