@Joe Splitrock - I have owned the property for 12 years, yes, and the mortgage payment has increased because the taxes have at least doubled (which is insane, given that the area isn't getting any better).

hello everyone currently looking at a 3 family each 2 bedroom 1 bath question is what type vof financing options are out their i don't want to live in the unit currently all units are rented out with total gross of 2950 i know wha requires you live in one unit for 1 year

For example, if you are renting out 1 bedroom units in a decent area of Cincinnati, even with Cincinnati Public Schools, you are most likely not dealing with school age children.

  $780 a month house payment.  3 bedroom house.  2 roommates paying $250 each.   

If you could double check my understanding, that would be great.  

I am working in central PA (Williamsport area) and am having a hard time finding a title company that is familiar with wholesaling, double closings, etc.  

It's two stories with all three bedrooms on the second story. 

You also want to double check the market rents in your area, and figure out what your PITI payments are to make sure this is a good BRRRR candidate. 

Any sfr property that has space to add bedrooms is a plus.
