I do understand why this does not work for the big dogs with 00s or 000s of properties. 

My decisions are primarily based on cash flow expectations to generate urgent income.

Here are some examples:1) After talking to the tenants I find out that they have a large dog and the nieghbors are constantly complaining and the current selllers haven't done anything about it.2) Or maybe I find out they haven't paid their rent in 3 months and there are 8 months left on their lease.

Pet an additional $50 (home lends itself well to a dog because of the big yard)2) I'm asking the tenants to shovel snow and mow the lawn.

I also have a Property Management Company and a manager that looks a potential deals for me (bird dog) so we can go look at properties for you as well and advise accordingly.

A landlord stopped at their tenants property with a Christmas gift basket and was violently attacked in the face by a dog. 

Be dogged.

  ( water, sewer, dog fences , irrigation , septic ,  electric lines to sheds etc ) 

The vinyl is the way to go with rentals, you can allow dogs, kids can eat, paint and make a mess, hvac and dishwashers can leak.

@Jasmine WitherspoonBest advice I can think of starting out - find a local wholesaler doing deals (local meetup, BP, courthouse auction, tax auction, etc) offer to bird dog for them.
