Has anyone had experience with purchasing or considered purchasing a building with a sinking foundation? Is it a no go? 

I'm located in Northeast Georgia, and we're currently seeing a trend where specific incentives are being directed more towards covering closing costs rather than rate buydowns.

It's just that in this market deals are few and far between and I don't know when or even if I could find another deal soon.

In short, this business comes down to finding deals, finding money, and running deals. 

What made you interested in investing in this type of deal?

If the property isn't financed then that is probably not as big a deal - Check tax implications and know there are other LLC rules to follow.

My current focus is on securing my first deal under contract using PropStream & Off-Market strategies I am eager to connect with experienced investors who can provide insights or advice to help me navigate the early stages of my real estate journey.

We are brand new to real estate investing and are not sure how to go about this deal.
