What i most often see, and I personally really love as an end-point entity structure, addresses a slew of issues from how things move forward after we pass, legally avoiding any "death-tax".

Meaning, say all assets are depleted but the house is still owned at the time of death and the government has paid $100,000 for services up until death.

Electric does not [blow up], or [poison gas the renters to death when a line leaks].If you have gas and want to replace it with electric, yo need to have enough amps available on your main electrical panel to handle the new appliance, or else you will have to stay with gas in that unit.Just my 2 cents.

.- I can not pull the death record to locate heirs, as it appears to access this you have to be related or appointed as a power to the deceased individual in some way.- Left a letter in the door explaining who I am and stating I am interested in purchasing the property with hope an heir would recieve it.
