Inherited property just barely breaking even.

My dad passed away when I was very young. He left me with this one investment property that I now don't know what to do with. I've become super invested in the REI world and want to start making my own investments. However, I currently have no clue what to do about this property.

The situation gets complicated because it's split 50/50 between me and a business partner that my dad had. My dad knew was untrustworthy, but still learned a lot from him when he was first starting out. It's near impossible to get in contact with this partner, and he's not interested in selling unless he receives majority of the profit, leaving me and my family to lose money.
