What I truly need is an advisor capable of fleshing out my skeletal plan, critically reviewing my assumptions, and providing expert insights on portfolio management, tax implications, and potential pitfalls.

Personally I have been flipping houses in the DC area for over three years and have never seen the market so dead not only is stuff moving it seems that not much is coming on or dropping in price.

@Maggie Brown what @Russell Brazil is pointing out is dead on, you will run into rental caps on the AirBNB rentals and your cash flow will be sporadic.

You usually don't hit the numbers dead on the first time.
