Can you all recommend what's the most reliable method of finding foreclosed properties, including bank and court foreclosed

Appreciation is icing on the cake in many parts of this country but that is not how Austin is set up. 

Have tenants that the housing court will find sympathetic--elderly, disabled, and/or children in the household?

If you have to go to court to evict a tenant, how long can that process take at max?

@Jeremy VanDelinder I'm investing from out of state - out of country even...I'm looking to buy something in the next couple months in Round Rock but I'm also looking to partner immediately with existing rental investors who have vacant units

I hope you have documentation for all of this so when you go to court you can prove you tried to fix stuff.

Please help because if not I will be forced to take her to court and sue for partition of sale. any suggestions ?

Hi Patrick,The 1% rule is very hard to achieve in the coastal states but can work in other parts of the country. 

They're either marketers calling themselves turnkey (ie they don't own any properties, they get a referral fee from other TK companies around the country for sending buyers) or they're some sort of Morris Invest house of cards (search the forums for Morris to see what to avoid).Go ahead and shell out the cash to get your own inspection and appraisal, especially on your first deal with a provider.
