Sometimes we may see 5 homes at Sheriff Sale and want to bid on all 5 homes, the opening bid doesn't show up on the home right away and I find myself gambling on paying a Title company to do a search on all the homes and risk either them coming up to high for what we are willing to pay or possibly getting cancelled.

This is the plan that I get eager about, but it's also a big gamble in my opinion. 

If you don’t mention price point or area, or any metrics, then you’re essentially just gambling.  

I've found a sweet spot with 5-25 branches to have lending ability plus conveniences like a usable website but still be small enough to give smaller borrowers some personalized attention, but it really comes down to preference.

Larger multifamily tend to be more appealing for folks looking to either simply place their funds somewhere and get a decent return, force appreciation through increased rents/stabilization or like the convenience of having a lot of units in one place. 

This allows the convenience of not needing to file a state return for investors who otherwise wouldn't have income in that state.If a composite return isn't filed then the investor has to file a return and pay nonresident tax in states that they aren't residents of. 

I absolutely believe in Austin's long term growth but I won't go underwater in the short term in an equity gamble.  

Rent are higher for these properties because of the convenience.

I have a short-term rental that is set-up for guests to enter more conveniently through a back sliding glass door.
