The sellers are desperate to get it off the market and I was thinking it might be an opportunity to get the leg work into a deal so I could wholesale sell it to someone else that could utilize its potential.

I'm a banker and trust me my knowledge after being in the industry for four years has given me a leg up as an investor.

@Sam Priddy yeh its not so much that 200 dollars will make or break it , its just frankly - an arm and a leg for a single book.

Do some leg work ahead of time to see if you can find a lender willing to do it.

@Fausto Carosella   you have a good piece of wood I can whittle you a gavel as a gift to the court, may be they'll go lighter on you  for filing wrongful liens and financing the sale of real estate outside of settlement, you know, like undisclosed costs of acquisition in connection with the sale that cause the settlement of accounting to be incorrect, an unreported basis for federal taxes and, oh, let me see, financing an option out of compliance with the SAFE Act (now incorporated in Dodd Frank)........hey, mind moving that spittoon away from your leg, I'm not a very good shot spit'n'!   

You are a fsat study...LOL, not that could not be a nice park in town, being just outside away from city counsels would seem to be safer to me.I was the Commissioner of a large public housing authority here and I chaired a redevelopment commission for the city.

I can move around in Southern California area, do all the leg work and I am very flexible on the terms.  

We use the same realtors for all of our houses and it has become standard practice for them to do the leg work to get our exit pricing before we even buy the lots.
