Everyone fights for limited help.Commercial retail in some cold belt states where you have OVERSUPPLY and most tenants leaving and not expanding more spots then those towns can be doing bad.

He lets you take the course with a business partner so you can split the cost with someone. its overall a new tool to add to your tool belt as any kind of investor - cuz its an exit strategy that can be brought up at any deal.

Though once you have enough properties under your belt, you can typically absorb / fill vacancies quickly and they are less of an issue.  

And, it's always nice to have a few rental properties under you belt as well! 

For that I would recommend reading Brandon Turner’s book on investing with little to no money down — it’s a book that puts financing tools in your tool belt to creatively invest.

I've seen pretty quick to long and drawn out particularly in snow belt states where a court won't remove someone during the middle of winter.
