Some hotel rooms are so small you barely have enough room to walk inside the individual rooms. 

And if you see any deals that are cash flow positive in those towns dig deeper because I am an agent working those areas and can tell you that barely a 5% cap rate can be found here.

However, I recently had to re-rent 3 units in the Raleigh area, which is usually EXTREMELY easy to find qualified tenants.The two which I rented in September and October were super easy and rented to great tenants within a week.For my unit that became available in November, there were barely any people at all responding to my ads even though it was an identical unit at a slightly lower price.

And when you can find something it either is a wash from a cashflow perspective or barely cashflows.
