Do they feel bad about not paying market rent for the last year?

That can mean original plumbing that needs replacing, rubble foundations that are leaking water every time it rains, bad windows, 40 year old furnace, etc.

My kids are grown, out of college and I was ready to start a 2nd career (2nd career after getting 4 kids through college; 2 out of grad school, 1 into law school and another who incidentally has the best job through undergrad). 

Only, Flipper B added solar panels and geothermal heat pumps for energy savings.

I hate asking for help without providing anything in return, so I'd prefer NOT to do this, and it seems bad form to offer a small fee to them, but if it's recommended, I'll do it.I appreciate any and all help regarding this matter.

I was born and raised in the outskirts of Atlanta, and then proceeded to pursue a college football career at Georgia Southern University.

Additionally, I am looking to transition my career into something more RE oriented, as I am currently a project manager in a media company, and have been in Managerial/HR positions for the past 8+ years in non-RE fields.

The mobile where the child lives had a back door that was screwed shut because it was in such bad shape.  2 weeks ago I had a new back door installed to the tune of around $400 (it had to be a special order).

Probably trying to hide some bad financial history. 

@Jeremy England yeah I see now you have some big costs, roof's a big one, drainage is another hidden one people often don't see coming, a bad pipe in yard's another.
