You can take on a partner who buys into your company and they could have passive income, but saying you want to sell an interest and guarantee a return is a different animal.

I work with some California based investors who put their money into Texas for rentals, it's a different animal, you have to be a lot more diligent in collecting information and looking through what you can at your computer, also have some boots on the ground where you're buying.

@James Powell  If you don't want animals in the house, then you need to enforce the lease. 

Also they don't truly understand how and why that job is important and how it ties into the company.The second we made them realize that I value them, and from the get go we doubled their asking salary they soon realized that they were indeed part of our valued team and they work like animals.

The Hawaii market is a different, high-cost animal from what we do here in FL, but I do wish you well. 

also I always tell folks that apartments are a different animal for sure it is not the same as just 50 houses on one lot.
