I have 5 adults (and 2 dogs) wanting to rent one of our brand new houses.

It is their problem to figure out like adults. 

Most of my sales hinged on how well the female half of the couple likes the kitchen.

I want as many adults as possible on the agreement so I have more options when things fall apart.

Then I can pick a few 9 to 5ers and a bartender and a waiter, etc... who will be working different schedules.5) Bonus question- I see on roommate listings online "Females Only" quite often.

And I chose people who are 'COLLECTIBLE', but also 'RESPONSIBLE ADULTS'.  

But it might be easier as a woman, because it's less threatening to find a female stranger at your door.
