I don't think I would have made it out alive trying to read and regurgitate that thing on my own.The huge benefit of having an instructor is that they will shorten the book immensely by pointing out lines/facts that are likely to be on the state exam.

The HELOC is fixed for the first 5 years and then it will adjust with prime, the draw period is 15 years, and the amortization schedule will be 30 years.Since I think the market is hot/inflated right now, and inventory is low, my goal was to get a high appraisal, lock in a HELOC, and use it to buy properties at a discount down the road (assuming that prices will reset within the next 5 years).

@Jagpreet Singh while you may be giving up some of the benefits of having an agent represent you, your deal is more valuable to the broker representing the seller, as he will make more commission from you than if you have an agent, which may incentivize him to push your offer..
