We need someone motivated to sell and has some experience with multifamily homes.

I would make sure you keep in mind what people's motivations are.  

However, my husband who didn't attend the conference was soon on board with my motivation to get serious about real estate especially since he is coming up on retirement.

First find the motivation of selling, then meet that need, suggest seller financing up front, if they absolutely cannot then you'll be wasting your time and theirs.
