You would be shocked in many cases I bet of what 10 grand can buy ,I once bought a really nice 3 bed on a good street with a big yard and garage ! 

To be successful in Indianapolis, you want to make sure you understand the specific neighborhood.2) Vacancy at 5% seems fine for a base, but given COVID and winter, might consider tweaking the worst case for that up to 2 or 3 months.3) Landscaping - small yard?

Depending on location (laws), people will pay hundreds of dollars a night to sleep in an Airstream in someone's back yard.

This business is so much more than just putting a sign in the yard or opening doors. 

I currently own 1 duplex I got in 2018 (going great)  and am flipping a manufactured home 100 yards from the ocean where people are paying 700sq ft for these manufactured homes...
