@Matt Dickens Brian is right.I see a lot of this as a respect issue, if he doesn't have respect for himself and his time to organize it so that he can provide quality service for his customers, how can he respect his customer's time and jobs?

What I also find is most important, that most people around here do not do, is get high quality photos, and bullet point what info you want to get across.

More expensive, but I made up the money over three other properties with the work being good, fast completion, higher rents from better quality, and it was not really THAT more expensive in the end. 

As an example, if a couple brokers say that it should be a gas station, ask them to speak to a few gas station developers who may be interested and work out a partnership with them or pay them as consulting fee for helping you set it up.

Reading online reviews of Shaw, LifeProof, and Stainmaster all seem decent quality.
