Perhaps they will leave peaceably when you post the notice, but even if they don't, you're very fortunately in Texas where they don't go out of their way to make evictions more painful for homeowners.I would also file the lawsuit against the former owner, who is either mentally ill (did they "forget" they sold the place?)

He was honest about the job loss and isn't playing the Ill give you some money now and the rest later.

One former tenant of mine received rent assistance from Salvation Army for a few months when she became ill and couldn't work.
