Hi Kevin,The threat of special assessments turn some people off, and you also really want to watch the HOA fees.

I guess it is something I need to watch out for.

So I am thankful at least somebody is watching out for new home buyers for these very issues.

Watch out for poly pipe or galvanized plumbing.

As an example: John Doe, realtor, home address, age 46, date of birth, married, likes watching football on tv, golf enthusiast, 3 investment properties, do it yourselfer, 60% loan to value, $650K home value, length of residence 21 years,  NOW...if you are selling a do it yourself putting green....he might be ideal lead.There are many list providers out there for realtor email lists...but if you know what makes someone tick...that is where real value is.

@Carlos Carrales Good eye, watching out for other investors out there; I know I've been burned before, and many others have as well; no one's ever in the habit of wanting to go through that experience again.

At first it will be like watching paint dry – slow and boring, but for every free and clear property it will be like having two or three with mortgages.I grew very fast years ago and I can still remember saying I’d rather have 10 free and clear properties than all of the ones that I owed money on.

Currently, my wife and I are watching lots of youtube videos and signing up for some home repairs classes to get some hands on experience in home remodeling. 

She accompanied me to my first open houses, I had to agree to watch re-runs of The West Wing with her.
