Basically all I am suggesting is when someone asks a question just give it to them cut and dry, or at least give them some push FORWARD in the right direction so that they may leave bp and go try it out.

@Laura N Harbin-Waters if there is only knob and tube wiring in the attic that's an easy fix, if it it throughout the house you will be cutting some dry wall on the second floor and it will likely cost about 20k for the job.Will you be renting out all three floors?

Around  here that's what an investor could reasonably expect to actually clear per door in a good neighborhood with an 80% leveraged property bought at market price and operated under management-- so the property manager would be making as much monthly as the investor with all the skin in the game.
