Have a chat with your CPA, but there are some very nice benefits with, say, going to work on your property on Friday and Monday, but then enjoying the weekend at your lake house and being able to deduct travel and some of your meals.Airdna.com is a good resource for estimating vacancy and revenue potential.

If this is interest accrued IE no payments .. then when is the balloon payment.. and what are you options if the home has not sold by the time the due date arises. also one lady in Atlanta who had well publicized issue with this company.. said that she had to front the rehab costs and then wait for reimbursement.. and that became a challenge since rehab contractors usually need money up front.. and wont wait for the draws.. 

It's a twin that was built in 1928 and has existing hardwood (or it may be softwood one contractor mentioned?)

There are renovation loans with conventional lenders that will give funds in draws, require a contractor to do the work, and have inspections along the way.  

We do not have reliable contractors or handymen that we can rely on.
