Hi all,Most of my rentals are all upgraded and almost like-new, but I have one that requires a new bathtub, new bathroom floor, full house painting, new trim in areas, etc. otherwise it's in pretty good shape.

We did some remodeling in the vacant one (spent about 8K on floors, painting, new vanity in a bathroom, and redid kitchen that we hired out and my husband is a master electrician so he put in new switches and fixed any lighting issues and a couple other little things) and we put it at market rent.

I am seeing more and more pop up with a little separate income sweet already built in on the first floor that make a perfect little airbnb.When it comes to investor friendly lending, I would start with Troy Howell at Nova, Joe Massey at Castle and Cooke (I used him for both of my HH's) and Jessica Castillo at Bank of America (their grant program is excellent!).

Those large issues being the following:The basement that is mostly underground is unfinished and the house sits on the side of a hill, so when it rains, the water builds up around a few areas and eventually over time will penetrate the concrete blocks in the basement causing mold to grow on the wall and make the Drylok start to peel in the areas that have the moisture issue.
