I bought this software and have been playing around with it.

Actually having cash to put in now opens up the playing field on leverage because you can get an equity cash infusion from another source and go big. 

I know I'm coming off argumentative right now but I'm just playing devil's advocate.

And I have never received a bill where the cost of repair was any higher than I thought I could get it, and usually its cheaper.One bonus of a PM, you dont have to worry about anything.  

@Powell Chee Playing devils advocate here, it's your first property so I don't know how eager I would be to say "leverage yourself to the hilt!"  

I like playing with the calculators, and I'm too lazy to replicate them in excel myself.

It all depends on how you play your cards.I'm 29 and have been involved in real estate since 2009, but only in the past 2 years become really serious about it, thanks in part to bigger pockets.
