No leaky roofs, dead-beat tenants, failing HVAC systems, nasty neighbors, SJW eviction judges, lead paint laws, HOA enforcement busy-bodies . . . . 

Just be sure to check with your HOA and permitting office first.

Something you may want to consider when selecting the location (some cities don’t allow short term rentals and many HOAs don’t allow short term either). 

Question, as a person who knew nothing 9 months ago about real estate investing I bought a primary residence for the short term which is a condo that has a HOA.

If you are executing the BRRRR properly, you are using 75% of rents to offset the expenses (PITI & HOA) on the property.
