So my advice would be to make sure that you're not still destroying your marriage while you're building your business.

That way you can lighten their load and helping you out wont just be work for them.

There are companies out there where you are able to purchase a mono-line umbrella, but typically those are more expensive and you have to act as the insurance professional for the policy (aka you likely wont have a direct agent to ask questions to)

This strategy wont work on the commercial building because rates are too high and I wont be able to refinance for 1-2 years after I get it stabilized. 

It probably won't destroy you. 

Most title companies wont insure the next sale without.

The next tenet may not pay at all or destroy the property.

in those rust belt cities the city who owns the utl wont turn it off for any reason.. ergo you have abuses.. 

So as far as capital goes I wont have that skin in the game.

For example they have been starting to barricade areas used repeatedly as RV camps and destroy the most unsanitary/unsafe impounded RVs instead of selling them at auction to end up on the street again,  and are doing a better job (still inadequate,  but better) of removing encampments before they get too large or out of control.
