Turnkeys, syndications, and hard money lending are better options.i see they are San Francisco based.. this model started in the mid to later part of the 80s in the SF Peninsula.. home prices by 89 ish were already up to 500k to over a 1million and this was before all the huge tech dollars.. so for those that wanted to buy a home. investors would put up the down payment then equity share.. at that time it was tough for someone to come up with 20% down which was the minimum needed to purchase a home..

Apparently Whirlpool used to be good, but now cheaply made unless buying their top models. 

Delivery of.good service is only done after the business model / structure is created

I am in the market for used smaller singlewide or perhaps park model home/s in decent condition, fixers ok, under 15-20 years old, cheap, to be moved off site.

A lot of the repeat offenders are a model member of society MOST of the time.

@Sal Pacheco you mentioned the seller is the original developer so you should ask them for due diligence and financial models they put together for the project.

I'm sure Dan would agree - way more important than which market you invest in is understanding which metrics to use, what they mean, and accurately modeling them.  

I do all installations and maintenance, which is not really a business model that can scale, but for now, nothing beats it.
