Other trade lines that do not show on credit, such as regular payment of utility bills, can be used as "alternate tradelines" when you're doing an FHA loan and don't have a sufficient number of open trade lines.

You could also convert any old 401Ks into self directed IRAs and hold you a rental or 2 in your self directed IRA and let the cash flow directly into your IRA without tax consequence.

Being a Realtor gives you many more options in RE in doing deals than any non-licensee investor, if it is not worth the trade offs, I'd say send it in and then you won't have to worry about things like selling RE with net listings.

but after you go deeper and actually run the numbers, you'll find that the gifting is pretty much with tax dollars in the event assets are sold/traded, so it does not cost you anything in real dollars, but saves you money.

If I could trade it for something comparable in value and cash flow I would definitely consider that but to take that big a hit would not work for me right now.
