Your inspection report is your "house manual as well as your opportunity to "kick the tires" and maybe even get the seller to do repairs or give money back so you can do repairs.  

Or and this is a big one Burnt out landlords that sell out and go to being the bank as they tire of the day to day of working with a PM or tenants.
