I strongly believe that buying a rental investment makes the most sense for me if it is located as close as possible to where I live.

Oops i missed that, depending on the size of the rehab. still looks like good deal, and I hope your market is strong for a quick sale.

I did have a less than thinner product at Costco two years in but the house sold and I never heard anything from the buyer.I recommend them both strongly.

So there should be no such thing as "forcing you into an office" since this might make you an employee vs. an independent contractor - something that most RE brokerages are not interested in doing as it will be fairly costly to them.b) Speak to as many brokers as you can because they are all set-up differently: Some brokers impose high monthly fees because they carry a national brand name, but may have other benefits to offer you such as good lead generations and strong brand recognition.

Caveat Emptor:  Many state prohibit 3rd party intervention during the foreclosure process - -  having laws against "Buyers of Equity".STRONGLY suggest you consult your state regulations in this matter BEFORE  you attempt to contact the Bank or the current Owner.

I'm glad to see you have a strong goal in mind.  

Strong screening process with solid qualifications will allow for a landlord to find another reason to not accept them.  

Eventually I will have a big enough "toolbox" to create an income strong enough to support myself and be my own boss.I’m happy to be a member of the BiggerPockets community and look forward to meeting other like-minded people in the area.
