(Sorry for being straight-forward, but I am a 'nuts & bolts' kind of person, and try to remove the 'fluff' and not waste people's time).A few years ago, I was literally embarrassed by trying to use...well, a TV guru's forms when trying to put properties under contract to assign them, when the real estate agent I personally new for over 10 years, pulled me aside and told me that I could not write my name/and or assigns on a Virginia Real Estate contract.

I found this site via a Google search, it has been very enlightening, I think this is what I need to help me be successful.I would like to fix and flip six property a year and the use the profits to buy rental properties, either single family houses small around 1500 sq ft or duplexes, or multi family units six or eight , I would like to leverage the fix and flip with loans but be straight cash in the rental units in five years I would like to own twenty plus units..I think one problem i am facing is finding the true value of a property I am a bit confused with the comparable idea it seems to me the value changes depending on who you talk to, any ideas would be greatly appreciated.

Two years later as I have tried selling it I am fighting Zillow to get it straight because they still list all of the old info, including list price, rooms and bedrooms, etc etc ... and they would not fix it.

If you don't have an agent already, find one who works with VA loans - the rest of the market acts all freaked out over them, but they really are the most straight-forward products out there.

In my experience, commercial transaction seemed much more straight forward than the residential, but maybe that was because who I dealt with on the other side.

Meaning I lost "collateral" in that I could no longer "chase" that person if necessary but did keep it all straight on paper with the remaining party.Do you operate your contracts in this manner.
