I am new to real estate investing, I have read five or six books on the subject, I went out in and in the last three months purchased three fix and flip, which are ready and on the market, I feel like i just know enough to be dangerous to myself at this point. I found this site via a Google search, it has been very enlightening, I think this is what I need to help me be successful.

I would like to fix and flip six property a year and the use the profits to buy rental properties, either single family houses small around 1500 sq ft or duplexes, or multi family units six or eight , I would like to leverage the fix and flip with loans but be straight cash in the rental units in five years I would like to own twenty plus units..

I think one problem i am facing is finding the true value of a property I am a bit confused with the comparable idea it seems to me the value changes depending on who you talk to, any ideas would be greatly appreciated. I would like to be able to figure value on my own without paying an appraiser for there services, in the purchase stage. It seems to be a little more dificullt becouse Utah is a nondiscloser state
