Frustrating is an understatement with some of the buyers that don't have someone to help them understand how to get their offers accepted. 

Give them a clear deadline to decide, ensuring they understand the consequences if they can’t come to an agreement.- Separate Lease for the Remaining Tenant: If the male tenant wants to stay and can afford the rent on his own, verify his financials.

What's missing from much of this discussion is a real understanding of what the property is, ten acres in the heart of upstate New York Finger Lakes wine country, the desirability of that property as a vacation property on the one hand and the value of it as a vineyard on the other, and how local government (especially Yates County) is systematically trying to fight against the encroachment of moneyed OOS vacation-home buyers/STR operators  in the area.This is not some bland normal place where normal people live and operate.

San Antonio / Central Texas should be some solid areas for BRRRR strategy - I'd be a little careful in the gulf coast areas like Beaumont though - a lot of weather risks that unfortunately keep popping up
