I won't be signing anything and now I have a better idea of just what I'd have to get the property for in order for it to be a smart investment.

Ultimately the choice is yours, you have gut instincts and have met them... a poll on bp might not be the best business decision :) 

That being said, being educated doesn't make one smart.

Current owner was smart so the lease requires the tenants to pay all utilities.

I don't have a RE agent of choice yet in the Baltimore area either ..... but one step at a time I suppose.@ Ned Carey, Regarding neighborhoods, I have been spending more and more time in the neighborhoods surrounding Johns Hopkins main campus (Hampden, Waverly, etc.) and I am probably going to start concentrating on one of these neighborhoods soon.

I wouldn't worry about - if your agent is smart, he/she will realize you're a perfect client.
