For the past several years Citizens has been the only realistic option for most owners with older properties, but this year I've noticed private insurers occasionally offering rates close enough to the Citizens rate (within 20%) which makes them ineligible for Citizens. 

Governor DeSantis' new Flood Insurance law HB-881, is on a descending scale based on value of the property if you have Citizen's Home Owner's Insurance.

As well, they are involved in senior housing -- as operators, in many cases -- and I'm just not feeling great about the legal/liability aspects of covid on the operators of senior housing.
