@Thomas Coke - your experience with your rental here in Huntsville is not necessarily relevant to your new city - in other words, I would not assume that how things played out in Huntsville will be the same in your new location, given how ridiculous the market here is right now for both rentals and owner-occupied. 

I appreciate any comments from those with relevant experience or insights. 

I was visually seeing less than 7 days for all relevant counties.

So this is likely just going to be relevant for Twin Cities, MN based contractors, but any ideas help.

@Stephen M.If you're dealing with residential properties then cap rate has little relevance.

I would honestly look to connect and start one-on-one conversations with people in your area by doing the two following things: 1) search for real estate agents in your area using BiggerPockets and 2) search through the forum for your city and check out people that have been posting in the forums about relevant topics.

In case your comments about "not reporting to credit companies" was related to Azibo, we do report all relevant info to the right parties.

Then every time money trades hands relevant to the property they will make more money from you.
