The quitclaim deed doesn’t guarantee that the title is good, or even that you own the property.Because of the protection they provide, warranty deeds are typically used to transfer property between unrelated parties.

Final and most important point, surround youself with people who are very knowledgeable and look at for your interest becasuse I have found in life that most things can be accomplished if creative thinking is done but most important planning ahead and that might, depending on your level of expertise, mean you need to find a few investors or CPAs, or investor groups to hook up with.I am investor and every true investor I have met, actually loves helping people succeed. 

The tenant may not have the long term interest (skin as you mention) in the property condition so you have to protect your interest with these inspections.

I always do find it funny though the people who have zero assets and that are worried about asset protection.

The ones taking the risk, the homeowners/investors and in AZ we have laws to protect them.

Full disclosure: I am a newbie with no entities of my own.Per the podcasts I've heard related to entities, there is no harm in flipping a few in your name, before worrying about asset protection.

This lets the tenant know, hey I have someone out there to protect me, and I am ok with reaching out to them if needed.
