I also have verbiage in my lease that prevents tenants from nailing sheets to the walls as well (not sure if that is an issue in your area but in my area a lot of renters put "make shift" curtains up which are just old bedsheets and it is not a good look for the building).

WASHINGTON STATE:EIGHT months into tenancy, these 19 year old kids (winter tenant, hard to find tenants during the winter and they checked the boxes for credit and income) had complaints from neighbors about loud music, trashed part of the carpet, over grown lawn, unpaid water bills, and now their friend took apart the drain of a sink in the bathroom to try to fix a clog and mucked it up putting it back together.

I know it's unconventional of a suggestion but it could prevent any malicious damage they could do when they find out about the eviction.
