I’m just trying to find the right one and get over my fears as well.

It didn’t work out and I have become discouraged to reach out in fear of scams and people who don’t really care to help teach and grow aspiring investors on their journey honestly.

This is a mindset that is deeply rooted in the fear of not believing in ones ability to manage a business so, just keep it simple and 'attack all debt' . 

   - If we were to permit an ADU, we would not breakeven for 12+ months given our current market rates for rentals - If we permit an ADU we will be on record saying we will always owner occupy the house and if code or law changes in our favor, I fear that I may not be able to rent both units.  

Remember the Buffet quote - "Be fearful when others are greedy and greedy when others are fearful."

People will purchase them through a bank, but they cannot transfer the property to an LLC for fear that the transfer will trigger the acceleration clause in the mortgage.

Multifamily investment is very much prevalent.

The people who make it in either have the exact same qualities- grit, willingness to work hard, no fear of rejection and they take extreme ownership of their actions. 

Im sure we all have been there and can remember some of the struggles, fears and mental battles one faces when starting out.

There will always be a sense of fear in new things and obstacles along the way.
