as others have said here CAM costs are traditionally pass throughs that the property owner should be able to show you receipts for the true costs ofGenerally during up front negotiations and LOI's the NNN's mentioned in leases are estimates, but the real NNN's are actually calculated and passed through to the tenants. 

As a PM, we have the UDs filed with the owner's name as Plaintiff DBA our company name, because any judgment received should be owned by the owner, not the PM.

Yes Derek yo are on the right track for sure I have bought multiple properties in the past using this method as a reason the owner should owner finance instead of bank financing. 

For reference, I am a PM company owner with around 70 listings. 

As a matter of fact they are a must for proper bookkeeping, PMs are supposed to send the property owner detailed reports to show how the property is performing.
