I’ll never do carpeting again in any house that allows pets.

Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

We also have a no-pet policy and do regular inspections.

If you want to continue trying to clean them, get a professional carpet cleaner and have them treat it with enzymes or something designed specifically for pet odors.

What if you get a complaint from the neighbor that dogs are barking all night...but the tenants aren't supposed to have pets?

We had a "no pets" lease on our home, managed by a local office of a national property management franchise.  

I'm pretty sure an "EZ clinic" isn't any way to go to get an ESA accommodation, but we allow pets in our properties and we haven't had to deal with this foolishness yet.This is going to be a learning experience for you.The worst that can happen is that you will be required to let this woman stay for one year.

Our lease says "except in accordance with Hawaii law regarding service animals and other classified animals, tenant may not bring pets or have guest bring pets into the unit without prior written consent by the landlord".
