When I replaced mine - I went with exact same brand and tank size but a high efficiency model - measured to make sure same height - Handyman was installing - of course it didn't fit through the door where the old water heater was.High efficiency one had more insulation and about 3 inches wider.

@Jordan Redar it can be a steal or it can tank you.Like everyone says, get a hold of the terms, and see if it works, see what the cap rate is, when it will adjust, will there still be room even when it adjust to make a profit if im renting it out, is there going to be enough equity at that point to fix and flip.

To answer your question (i dont mind) yes it is family money, My parents arnt "rich" but it is money my father uses to play stocks with so he is perfectly aware of the risk and is interested in real estate but just never got around to it.
