This means that buying a bad deal early on in your career will likely cause you to lose your shirt.Instead focus on networking, learning how to underwrite, and be very particular about what properties you're pursuing.Be patient.

Just be patient, but how cheap things are down there I'm sure you'll make some decent cash flow while you grow equity.  

I think landlords need to be patient when renting out their units, and risk 1 month of vacancy to find the right tenant.

I looked at and researched apartments for an entire year before I rented my first one, so I have no problem being patient, but if all goes well, I will have an update (positive or otherwise) by the end of 2021!

From what I have experienced I would suggest a few things:- Come willing to actively participate- Be ready to learn- Be patient  Far too often I run into folks that want to peruse zillow on a day to day basis to then forward them to their broker or property manager asking whether or not it is a good deal.
