My guests are mostly travel nurses, medical residents, families dropping off/visiting their kids at school, or people going to entertainment shows nearby.

Typically these are conducted on an online platform just as Hubzu.com for bids - most will entertain some sort of loan but the overwhelming % of bids is by cash or hard money.

I too think western NC is pretty great for what you're looking for, in part because there are many free outdoor opportunities, some of which are available rather year round.

@Wade Alderson the post above was great, very interesting, educational and entertaining :)  I don't do 401K/IRA's/Stocks either, and recommend investing in either small or mid-size multi family properties.

I was also able to work out additional rehab work (including outdoor living space and updates) with my contractor on a trade agreement for marketing consulting.

The communities are 4 season communities with outdoor fun to be had year round.
