Fixed some walls, new paint inside and out, new flooring throughout the home, cleaned up the yard, new water heater, new natural gas line to the home to replace a propane tank, put in baseboards throughout the home What was the outcome?

After 13 years if the rent is 3400 you are paying 93,600 to supplement payment (3400 rent but payment 4000 so 600x12monthsx13years) 440000 is mortgage owed -93600 you helped pay=$346,400 being paid by someone else after 13 years.

Seller financing is highly profitable as long as the buyer stays paying that high interest loan amount, but the natural way of things is that they will try to refinance with a bank as soon as they can which eliminates the rest of your profits.
